How quickly can you arrange a mortgage?

We can typically secure a Decision in Principle on the same day. A full mortgage offer from most high-street lenders follows within 2–4 weeks, depending on the lender’s service levels and the complexity of your application.

Can you help if I've been declined elsewhere?

Absolutely. Many of our clients come to us after being declined by a high-street lender. Our access to specialist and private lenders means there’s almost always a route forward — whether the issue is credit history, income type, or the property itself.

What documents will I need to provide?

For most applications: 3 months’ payslips, 3 months’ bank statements, photo ID, and proof of address. Self-employed? We’ll tell you exactly what’s needed after your first call — no point gathering paperwork before we know which lender we’re targeting.

Do you charge a fee for your advice?

A broker fee of £495 is payable on mortgage offer — nothing upfront, nothing if we don’t place your mortgage. Full fee disclosure is provided before you proceed.

Are you tied to particular lenders?

Yes. We believe mortgage advice should always include a conversation about protection — life cover, critical illness, and income protection. We can arrange standalone protection policies through a broad panel of insurers.

Do you advise on protection and insurance?

Yes. All mortgage advisers at Curzon Financial are authorised and regulated by the Financial Conduct Authority (FCA). You can verify any firm or individual’s authorisation on the FCA Register at register.fca.org.uk. Regulated advice means you have access to the Financial Ombudsman Service in the event of an unresolved complaint.

Based in Godalming, Surrey.
